Are there any exclusions that SmartSTR doesn’t cover?

Common exclusions might include:

  • Intentional damage 
  • Illegal activities
  • Wear and tear from normal usage 
  • General maintenance
  • Loss of income due to cancellations related to damage 
  • Common areas, shared property
  • Paved surfaces (driveway, patio, walkways)
  • Docks, piers, boat lifts

There are a few common exclusions that are helpful to define further. Let’s take a look at those:

What is Maintenance? 

Maintenance involves preserving and keeping things in good condition. This includes caring for and maintaining the property—such as toilets, appliances, rugs, and furniture—to ensure they remain functional. It also encompasses preventative measures to avoid breakdowns and extend the lifespan of these components.

Excessive Cleaning

The program does not cover routine cleaning of the rental unit or cleaning resulting from normal guest use, which is considered part of standard property management practices. Exceptions apply only to cleaning required due to accidental incidents. 


For example, cleaning needed to address spilled wine on a light-colored carpet would be covered, but regular cleaning after a guest is not included in the coverage.

What is Wear and Tear?

Normal wear and tear refers to deterioration in a rental property due to weather, aging, and regular use. With frequent guest rentals, the property is expected to experience some depreciation. While it is ideal for guests to treat the space as their own, this isn't always the case. As a result, floors may lose their polish or finish in high-traffic areas, carpets may show signs of wear, and walls may become dirty or discolored.

What is negligence?

Negligence refers to the failure to take proper care or exercise caution to prevent damage or harm. 


Let’s take a look at one more scenario that is not covered with SmartSTR: parties.

Why Aren’t Parties Covered?

SmartSTR Insurance does not cover event-related damages. This includes damages from special events and large gatherings like weddings, parties, dances, reunions, arts and crafts activities, and/or conventions.


This insurance is designed to cover unexpected damage caused by the contracted guest during their stay. It provides coverage for physical loss or damage arising from the contracted stay, but only if the damage is caused by the contracted guest - not a party-goer.
